Perot Development Company, headquartered in Dallas, specializes in industrial build-to-suit and speculative project development in global e-commerce fulfillment, air cargo and logistics, warehouse/distribution and air freight forwarder facilities at DFW International Airport, George Bush Intercontinental Airport and beyond. Since being founded in 2000, Perot Development Company has developed more than 18 projects totaling approximately 8 million square feet and funded more than $629 million in total costs.

Patrick T. Perot

As the founding principal of Perot Development Company, Patrick T. Perot has more than 35 years of experience marketing and developing industrial facilities. He has represented multiple projects and millions of square feet of industrial, e-commerce, distribution and air freight facilities in the Texas market, with major developments near DFW International Airport.

Before Perot Development Company, Pat joined Trammell Crow Company in 1985 as an industrial leasing agent in the Great Southwest Industrial Park in the Dallas/Fort Worth area. Appointed partner at the firm in 1989, he focused on industrial leasing and development in the Las Colinas and DFW Airport submarkets. In this capacity, Pat focused on speculative development projects as well as build-to-suits for national companies located in the Dallas market. He later headed Trammell Crow Company’s “Build-to-Suit” marketing team for the Dallas Industrial Division.

Prior to joining Trammell Crow Company, Pat spent 11 years with IBM Corporation and held various management and marketing positions.

He holds an undergraduate degree in marketing and a Master of Business Administration from The University of Texas at Austin.

Stephanie Bond, CPA

Stephanie J. Bond, CPA, is Vice President of Accounting and Finance for Perot Development Company. She joined the firm in 2016 and manages full-cycle accounting, financial and operational functions for pre-development/conception, construction, lease-up and reversion of multiple ground-up Class A+ industrial joint ventures.

She has more than 30+ years of commercial real estate experience and has worked with various asset classes, including retail, office, multi-family, student housing and industrial/logistics.

Stephanie earned a Bachelor of Science in accounting from the University of Illinois and a Master of Real Estate Studies from Georgetown University. She is a member of Financial Executives International, the American Institute of Certified Public Accountants and the Texas Society of CPAs. Stephanie serves on the Georgetown University Graduate Student Mentor program and is a board member of the Alliance for Genesis Women’s Shelter and Support in Dallas.

Waters of the United States

DFW Park 161 is a 200-acre master-planned Class A industrial park at DFW International Airport and located in the City of Irving that started with a topographic issue. The property contains two areas with “Waters of the United States.” According to the Environmental Protection Agency, this is a threshold term in the Clean Water Act and establishes the geographic scope of federal jurisdiction under the Act.

Essentially, that means developers can’t touch certain waterways, including traditional navigable waters (large rivers and lakes), territorial seas and interstate waters. This defined how Perot Development Company and its partners developed the property. What could have been a negative was turned into a positive. DFW Park 161 was designed with an open and sustainable atmosphere rarely seen in such settings.
